Quality Analytical offers Lead Paint Services for both the Landlord and the Home Buyer. We specialize in inspections – which tell you the lead content of every painted surface, and risk assessments – which tell you if there are any sources of Lead Exposure (such as peeling paint or Lead Dust.) We will also discuss options for addressing these hazards.

There are 2 types of lead paint inspections that will satisfy the lead paint regulations.

Lead Free certification: Nothing needs to be done to prepare for this inspection. The cost is $425. for a standard home (2-3 bedrooms). The price will increase with square footage due to the amount of time it takes to do the inspection. I test all painted surfaces with an x-ray machine (XRF) to determine the presence of lead paint, including any out buildings within 75 feet. Usually as soon as I find it I switch to the next type of inspection unless the owner’s want to do the renovations to make the property lead free. After certifying the property lead free, it will now be exempt from any future lead paint inspections.

Full Risk Reduction certification (dust test): All painted surfaces must be intact. Stabilize any deteriorated paint inside & outside of the home, including any out buildings within 75 feet. The price is $100 + $15/sample. The price can increase with distance traveled to do the inspection. I take 1-2 samples per room. I test ALL rooms. I always take 1 sample on the floor. The 2nd sample is taken in the window well of a painted window in the room. If there are replacement windows then I only take 1 sample per room. The house should be cleaned – move in ready. This inspection must be done with every tenant turnover.

Turnaround time: Lead Free is instant. Dust test is 1-2 weeks since samples are mailed out to a lab.

Is sampling for mold needed?

In most cases, if visible mold growth is present, sampling is unnecessary. Since no EPA or other federal limits have been set for mold or mold spores, sampling cannot be used to check a building’s compliance with federal mold standards. Surface sampling may be useful to determine if an area has been adequately cleaned or remediated. Sampling for mold should be conducted by professionals who have specific experience in designing mold sampling protocols, sampling methods and interpreting results. Sample analysis should follow analytical methods recommended by the American Industrial Hygiene Association (AIHA), the American Conference of Governmental Industrial Hygienists (ACGIH), or other professional organizations.

Air samples can be used to gather data about mold spores present in the interior of a house. These samples are taken by using a pump that forces air through a collection device which catches mold spores.

QA uses an EPA Accredited Laboratory for the analysis of spent activated charcoal canisters.
